This month we shine the spotlight on our Chief Financial Officer, Jeff Fisher. We are extremely grateful to have him as part of the team!

"My background – born in Texas and grew up in San Francisco Bay Area. Went to college at CSU Chico where I studied accounting. Went back to the Bay Area to work in public accounting for a couple years before deciding to move to Southern California and work in public accounting here. Got my CPA license in 2007, stayed in public accounting until 2013 and found IPG in 2014!
 
Working at IPG has been great! I remember when starting as Controller, Amber wanted 3 things from me – get our tax returns done, find efficiencies / process changes in the Accounting department and keep an eye on things around the office. I am happy to report that I was successful in 2 of the 3! For those who don’t know, besides completing 95% of our tax returns, I also work on 95% of our refinances (excluding Affordable) and review 100% of our checks / disbursements. Besides some of these core tasks I’m charged with, I also work on a variety of projects and that’s my favorite part of the job. Anything from a cost/benefit on solar to California Competes and Employee Retention Credits to NetSuite implementation. I love the challenge of a new project and the rewards of successfully completing a project. Although, it is important to know your limitations! I would not, for example naively take on a Tax Credit REAC Inspection and think I’m the right person for the job. Sometimes you have to know when you need an expert!  
 
Besides the various projects previously mentioned, I also really enjoy working in the Accounting department. Urvi and Yvette are so very helpful – I always say they do such a good job it makes my job easy! I’ve seen very poorly functioning Accounting departments from the inside and outside; they are not pretty. It’s important in our line of work to have rigid guidelines and procedures to ensure the timely and accurate processing of transactions. I’m very comfortable with where we’re at and I think that helps us all focus on new issues as they come up instead of constantly putting out fires resulting from poor procedures.
 
In conclusion, I’d like to mention how important work ethic is for me. It’s really the way I live my life. The harder I work, the more I am rewarded. There is no benefit to being lazy. This goes for health too. I know tasks can seem daunting, and what’s always helped me is to just focus on one piece at a time and not be overwhelmed by something that seems difficult. I just did 100 “man-makers” with 40lb dumbbells yesterday and I did most of them in reps of 1 or 2. Years ago, we did motivational videos where I talk about this, and it still holds true. Despite having a mountain of work in front of me, if I keep my head down and knock out one piece at a time, I am never overwhelmed and always have time for everything."

The Home Office held their annual Clothing Drive and BBQ. The team donated 14 bags and 3 boxes to benefit the Orange County Rescue Mission. On May 18, Oak Ridge celebrated its Grand Opening with catered food, raffles and a Ribbon Cutting Ceremony with speeches from our City Manager Eric Swanson, City Council Vice President Jim Snider and our very own IPG Vice President, Tanya Vidaurri. The afternoon was full of great food, wonderful conversations, and home tours. Previous residents, current residents, Home Office staff, staff from surrounding region, Fire Department, Police Department, Jackson County Officials and other Phoenix dignitaries, real estate agents and Community Managers of local parks nearby all were in attendance for this event. It truly was a success we are all very proud of.

Our Grand Opening was a monumental day for the City of Phoenix, one that the community has been anticipating for a couple years. The outpouring of gratitude and love for Oak Ridge was overwhelming.  We are so happy to be offering housing here in Phoenix and be a part of the solution to housing for displaced fire victims as well as houses for new people to our area. 

Phoenix is a beautiful little town with a population of only 4,258 people. The warmth people show each other in this area makes me to so proud to be involved in the community and reside here. Our goal is to provide the best housing community we can and help close the gap to the outstanding need this area experienced a few years ago.

Currently, we have five residents plus Management that live onsite and a couple more going through the finance process. We have 26 homes on the ground and 5 more coming in before the end of the summer.  We did quite a bit in a short time and the Grand Opening was just the beginning of the wonderful of what’s in store for the park and the community!

Congratulations to our Movin' May Step Challenge Top Walker – Rafaelito Rodriguez. He took 835,001 steps in the month of May! For achieving this amazing "feet", he was awarded a $250 Carhartt Gift Card. 

Rafaelito is the Maintenance Technician for four communities in Utah – Willow Pines, Apple Acres, Cambridge Park and Wood Haven. He works non-stop and is on his feet all day. He cleans and hands out all statements, notices and memos for each of these communities. He loves walking to stay healthy, young and in good shape. He has found that watching his diet has improved his health as well. While he does not technically "work out", he never stops moving. Even after IPG work hours, he spends his time on home projects or helping friends and family.
 
While participating in the Movin' May challenge, Rafaelito lost the Pacer app on his phone the second day of the competition. He lost two hours of walking while cleaning Cambridge Park. Luckily, his manager, Kathy Sadlowski, was able to help him get the app re-downloaded which led to him being our Top Walker! We can't believe that he should have had even MORE steps recorded for May! Great job, Rafaelito!

Thank you to everyone who participated in the Movin’ May Step Challenge. Congratulations to the top 3 winning teams! As an organization, we took a total of 53,596,150 steps in May.

Two couples who lost homes in the Almeda Fire are among the first occupants of Oak Ridge, the largest manufactured home park in Phoenix, which has opened its first phase. All 210 homes were destroyed in the fire when the park was Bear Lake Estates.

A grand opening event was held at the park’s community center Thursday, with park corporation and city officials cutting a ribbon to commemorate the reopening. The park has 25 homes at present, but not all are occupied.

Jason and Fabiola Monroe were the first occupants of the park when they moved in April 12. He said it was no joke when they closed on the property April 1.

“We lost everything in the fire,” said Jason. “We are lucky we are here now. We just wanted to get back to our area.”

The couple had lived in Talent for six years in a rental. They spent the first night after fleeing in a Walmart parking lot. After temporary accommodations, they rented in White City, which meant driving their daughter to school in Talent. Now they are just a six-minute drive from their new home.

“We got a brand-new home,” said Fabiola. They looked at pre-existing housing, but everything in their price range needed work, she said. She also loves the location.

Craig Gallagher and his fiancée, Mckayla Weston, moved in May 12. They had lived in Rogue Mobile Village north of Phoenix, which burned. They were excited to return to their hometown after living in a hotel, FEMA accommodations and then an apartment.

“We had been thinking about this for almost a year. It’s clean, it’s homey, everyone is friendly,” said Mckayla. The couple haven’t had many opportunities to meet their neighbors, but think the heat might be keeping people indoors.

Unlike other parks the couple looked at, Oak Ridge will allow 
Craig to park the utility trailer he uses in his landscaping business at their site. Mckayla said she appreciates the absence of brush near the homes. She said she felt uncomfortable when looking at another park that had an adjacent field of weeds.

“We are absolutely elated to be able to rebuild and provide housing for this community,” said Tanya Vidaurri, vice president of property management for Investment Property Group, which owns Oak Ridge.

“It’s a community within a community,” said Phoenix City Manager Eric Swanson. The day after the fire, IPG sent an email asking what they could do to bring back the park, he recalled. IPG has spent a little less than $7 million to open the first phases of the park, said Amber Monte, managing director, in an email response to questions. A five- to seven-year timeline, depending on market conditions, is foreseen to get the 39-acre site to full occupancy, she said.

Oak Ridge is an all-ages facility. As Bear Lake, it had been a senior living community. “Due to the need for housing in the marketplace, we felt it important to open our community to all ages,” said Monte.

At present, none of the displaced homeowners have returned to the park, although there is one potential returnee, Monte wrote.

When finished, the site will have 210 homes. Installation of curbs, paving, fencing and landscaping were completed earlier this spring to wrap up the first phase. A berm and fence were placed on the eastern edge of the park to reduce noise from adjacent Interstate 5.

Oak Ridge offers 3- and 4-bedroom homes starting at $204,900. The floor plans range from 1,330 to 1,620 square feet and include full kitchen appliance packages, laundry rooms, carpet and vinyl flooring. The homes are manufactured by Fleetwood and Skyline. Space rent is $699 per month.

After the ceremony, participants had an opportunity to tour model homes and meet with park personnel.

The brand-new community clubhouse includes a kitchen, a gathering space, a fitness center with workout equipment and offices. The park also includes an outdoor pool, a spa, dog park and walking paths.

Bear Lake Estates was the first manufactured home park in Jackson County to be cleaned up by a government-run program funded by the state of Oregon and the Federal Emergency Management Agency. That work was finished in February 2021.

The fire burned manufactured homes on 1,499 spaces in 20 local parks in Jackson County. Nearly 2,500 residences were lost in all.

Within Phoenix, 284 manufactured homes were destroyed. In early April, permits have been issued to replace 84 of those homes, 30%. In contrast, permits have been issued for 115 of 116 single-family residences lost in the fire. Permits have also been issued for 142 of 153 multi-family dwelling units, or 93%.
