This month we shine the spotlight on our SAGE Compliance Syndication Manager, Carlos Aguero. We are extremely grateful to have him a part of the IPG and SAGE family!
"I was working at Starbucks after the Real Estate Company I was working for closed down due to the housing market crash and one of my coworkers mentioned to me that they were looking for a Leasing Consulting at an Apartment Community her sister was employed at. I applied and got hired as a Leasing Consultant for a 500 unit Tax Credit property. I had no clue what affordable housing was or how the qualification process worked, however, I was able to learn quickly and found great satisfaction in understanding and working the complexities of the tax credit program. I was later promoted to Site Compliance Specialist, I was able to gain more compliance experience through this role and also earned my first designation in affordable housing. After a few years at the site level and with my growing interest in compliance I applied and accepted an offer for a Compliance Auditor position with a large well known company. In my role as a Compliance Auditor, I was responsible for monitoring the compliance of several affordable properties while also performing other duties such as: internal audits, implementation of new income and rent limits, completing quarterly and annual reports, etc. During this time, I also earned another designation that is nationally recognized and known as the Specialist in Housing Credit Management (SHCM). While I truly enjoyed my time in a corporate setting, I missed the interaction with residents and the challenges of being onsite and one of my goals was always to be a Property Manager so when the opportunity presented itself I made the shift back to onsite however, this time as a Property Manager where I worked for several companies before joining Sage Apartment Communities.
I was working as a Property Manager and I was also the Compliance Supervisor for the company when I received an email from Hailey Gausewitz inviting me to interview for the Syndication Manager position at Sage. I interviewed with Julie Rodriguez who explained the details of the role and how my experience was a great fit for this new and exciting yet challenging position. I left the interview intrigued and knew this was going to be the next chapter in my career of affordable housing.
I’ve grown so much in my role as a Syndication Manager since joining Sage. I’ve been able to travel to several properties to provide hands on training, review files, and even help with processing files when needed. I’ve worked with several investors and third party compliance companies to ensure a close out for each project’s initial year tenant file review. I’ve been part of several state agency audits and have helped staff prepare for audits. I have completed two re-syndications and six syndications thus far. It’s been a great two and a half years with Sage so far and I look forward to growing with the company and making more great memories for years to come. Let’s go!"
